Edward Villanueva is a senior associate attorney at DeMartini Walker & Ghaedi LLP, where he does both litigation and transactional work. Edward began his career doing asbestos litigation but has been involved in various aspects of the real estate industry since 1998. His experience includes originating and servicing commercial real estate loans, performing due diligence reviews on behalf of loan borrowers and real estate investor clients as a FINRA licensed Registered Principal, advising real estate investors on 1031 exchanges, and residential sales, commercial sales, and leasing as an attorney and DRE licensed Broker. Edward is also a graduate of the Bay Area Ross Program in Real Estate Development.
In addition to practicing law, Edward graded California bar exams for approximately 15 years for the State Bar of California and has taught Real Estate Law, Real Estate Principles, Real Estate Practice, Real Estate Finance, and Business Law as an Adjunct Professor at City College of San Francisco and College of Marin.
In law school, Edward participated in Moot Court, was Treasurer of the Student Bar Association, and was employed by the Santa Clara School of Law as a student tutor for the Academic Success Program.

Interests
Edward grew up in Queens, New York and attended St. Francis Prep High School where he played on the 1986 New York City championship football team. He also played football for Ithaca College and was part of the 1988 Division III National Championship team. Edward also enjoyed coaching girls’ softball for his daughter’s teams while playing for San Rafael Girls Softball and is a past president of Marin Girls Softball League. Edward’s current passion is playing tennis and organizing various United States Tennis Association teams throughout the year.
